Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Tuesday, April 8, 2021.
Lloyd Anderson, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant presented a May 2019 fee appraisal with three comparable sales. He questioned the
methodology used by the Assessor in preparing the comparable sales chart.
The Assessor's Representative testified that the sales grid represents the subject parcel with comparable
sales#1 and#2 taken from the appraisal provided by the Appellant. The Assessor provided comparable
sales#3, #4, and#5. As adjusted, these sales indicate a value range from $410,171 to $505,282.
The Board noted the Appellant's fee appraisal concluded a value of$350,000 without the outbuildings
valued at$116,585. Together these two equal the County's assessed value.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $64,065 and improvements at $402,520 for a total of
$466,585 for the subject parcel.
