This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Tuesday, March 30, 2021.
Samuel Morse & Stacie Gilkeson, Appellants, were present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellants presented documentation from an internet site showing average values of double-wide
mobile homes for the same built year as theirs. They further testified that the current heating system (heat
pump) is not operable.
The Assessor's Representative presented five comparable sales which as adjusted ranged from $166,441 to
$208,892. The Board noted that the time adjustments for these comparable sales for the year under appeal
was 8.81%.
Therefore, the Board applied this percentage increase for the year-over-year value thus, overruling the value
of improvements and set the value at$103,163 and sustaining the value of the land at $40,950. The total
value of$144,113 is set for the subject parcel.

The hearing was held virtually via the Zoom platform on Tuesday, March 30, 2021.
Chad& Claire Delaney, Appellants, were present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellant presented four comparable sales, two of which the Assessor used on her chart. He also
provided narratives that he believed the property has limited view. He also testified that the timber is not
marketable. He also questioned the Assessor's determination of six bathrooms, as there are only four
bathrooms in his home.
The Assessor testified that the comparable sales indicated range of value, including the Appellant provided
sales, and is from $759,926 to $963,052 utilizing typical adjustments used through the Mason County
market.
The Assessor explained that the number of plumbing fixtures in a residence is used to determine the number
of baths not necessarily the number of rooms.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$123,200 and improvements at $756,175 for a total of
$879,375 for the subject parcel.

Perry Brestel, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was
present.
The Appellant provided additional information that showed evidence that the property needed substantial
repair.
He also provided three comparable sales and site maps along with pictures of the subject's deficits.
The Assessor presented an assessment roll correction noting the subject's deficits noting the improvement
value at $42,975 and leaving the land value at $257,270.
Therefore, the Board overrules the assessed value and sets the value for the land at $257,270 and
improvements at$$42,975 for a total of$300,245 for the subject parcel.
