Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel. No more than one extension may be granted. * All RED stamped approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not be granted. Install metal connectors approved for contact with the new types of pressure treated material. * All property lines shall be clearly identified at the time of foundation inspection. * REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. A drip edge shall be provided at eaves and gables of shingle roofs. * CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. The stream appears to be classified as an"Ns"stream which means that it is non-fish bearing stream with seasonal flow of water. If the steam actually holds year-round flow of water in it, it should be classified as an"Np" stream. Please see the Table 8.52.17 ©on pages 87 & 88 of the chapter for buffers and setbacks on both types of streams. An"Ns" stream has a 75' buffer with a 90' building setback. A "Np" stream has a 100' buffer with a 115' building setback. It appears your proposed structure would meet each of these requirements but staff noted that it was identified as "seasonal runoff' on your site plan and therefore it appears that you may not be aware of the regulations governing the development within 200' of the steam. The Fish and Wildlife Habitat Conservation Area Regulations offer guidelines and requirements while you are developing the parcel at this time and possibly making future plans. The Mason County Resource Ordinance Fish and Wildlife Habitat Conservation Areas Chapter is enclosed for your information. Page 80 of this chapter begins the explanation of stream buffers and those activities that can and cannot be done within the stream buffers. Buffers shall be retained in their natural condition, except as provided elsewhere in the resource ordinance.
