This decision is based on our finding that:
The hearing was held virtually via the Zoom platform on Tuesday, March 9, 2021.
Shay&Kristin Masteller, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellant provided a fee appraisal dated June 2019 which the Board considered.
The Assessor put the five comparable sales listed in this fee appraisal on a sales grid with adjustments to the
subject parcel. The Assessor provided two additional comparable sales. When adjusted these comparable
sales ranged from $520,260 to $577,295.
The Board noted that the fee appraisal did not include time adjustments for appreciated property.
The Board found no clear, cogent or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $107,025 and improvements at $414,020 for a total of
$521,045 for the subject parcel.
