Teresa Hummer, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative, was not present. The Appellant is not appealing the land value,just the additional $2,500 for community water access, and has provided no evidence indicating the assessment is in error. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$34,325 and improvements at $2,500 for a total of $36,825 for the subject parcel. Barbara Scott, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was not present. The Appellant provided five reasons why the property value should be lowered. The Assessor in her narrative addressed these concerns. None of these concerns impacted the value of the property. The Appellant testified that the Assessor's comparable sale#2 was torn down in 2019 and therefore was not considered by the Board. The Assessor provided five comparable sales. The four remaining comparable sales had an indicated value range of$644,790 to $867,816. The value of the subject parcel fell within this range. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at$317,835 and improvements at $470,040 for a total of $796,875 for the subject parcel. Rick Parker, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant questioned the depth of his lot, as some of his neighbors were seeing a reduction in their land values, which is based on depth, and whether or not it meets minimum requirements to accommodate a residential building. The Assessor addressed these concerns during the hearing. The Board found no clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value of record for the land at$367,460 and improvements at$97,900 for a total of$465,630 for the subject parcel.
