Based on our analysis, the following parameters are acceptable for the shear wall for the new garage
located at the referenced address:
• Interior shear walls should not be altered per our approved design;
• Except for the lower story north wall (43 foot wall with garage door), all exterior shear walls
may be altered per this letter;
• For the remaining lower story walls,nail spacing for shear may be reduced to 4 inches in lieu of
the designed 2 inches. This is provided that the entire length of the walls (minus openings) are
fully paneled and nailed as shear walls;
• For the upper story walls, nail spacing for shear may be reduced to 6 inches in lieu of the
designed 2 inches. This is provided that the entire length of the walls (minus openings) are fully
paneled and nailed as shear walls following the intent of the design.

Unfortunately for some reason our file copy does not include the proper condition.I appreciate you letting us
know here is how the condition should read. (see below)
This property has been identified in a FEMA (AE) Flood Hazard Area with a Base Flood Elevation (BFE) of 15 ft. In
accordance with the FEMA and the International Residential Code the finished slab must be at or above 1 foot
above the BFE. Prior to footing/foundation wall inspection the surveyor or design professional of record must
provide a written record of inspection. This verification prior to pour ensures the proper wall height has been met.
This document must be present for inspection by Mason County Building Department.

Arian,
When the permit BLD2018-00318 was issued,I signed a document many places which gave many do's and
don'ts. I do not seem to have a copy of that document. I believe that document stated the requirement to have
a licensed surveyor set the concrete slab height (elevation)to comply with FEMA regulations.
I need a copy of the document I signed and specifically for tomorrow I need the requirement for the surveyor to
set the slab elevation. Dan Holman, Surveyor, will be out Thursday morning and wants to understand the exact
requirements.
