The unlatching of any door shall not require more than ONE operation. Hardware with locks must open with a single action from the egress side of the door. Door hardware shall allow egress doors to be readily open able from the egress side without the use of a key or special knowledge or effort. Handles, pulls, latches, locks and other operable parts on accessible doors shall have a shape that is easy to grasp with one hand and does not require tight- grasping, pinching, or twisting of the wrist to operate. X All building permits shall have a final inspection performed and approved by Mason County Building Department prior to permit expiration.The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County ordinances and building regulations. " All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may grant a one time extention of 180 days, upon the receipt of a written extension request prior to permit expiration. Letter must indicating that circumstances beyond the control of the permit holder preventing action from being taken. No more than one extension may be granted. " OWNER/BUILDER acknowledges submission of inaccurate information may result in a stop work order or permit revocation.Acknowledgement of such is by signature below. I declare that I am the owner, owners legal representative, or contractor. I further declare that I am entitled to receive this permit and to do the work as proposed. I have obtained permission from all the necessary parties, including any easement holder or parties of interest regarding this project. The owner or authorized agent represents that the information provided is accurate and grants employees of Mason County access to the above described property and structure(s)for review and inspection.This permit/application becomes null & void if work or authorized construction is not commenced within 180 days or if construction work is suspended for a period of 180 days. PROOF OF CONTINUATION OF WORK IS BY MEANS OF INSPECTION. INACTIVITY OF THIS PERMIT APPLICATION OF 180 DAYS WILL INVALIDATE THE APPLICATION. " If construction or remodeling is proposed an additional Building Permit and construction documents/drawings may be required. " Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28 and 14.17. * Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-800-647-0982.The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. * All construction must meet or exceed all local and state ordinances in addition to the International Codes requirements as adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in permit revocation. All RED stamped approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections being performed or approvals granted. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting additional inspections. " In an Assembly Occupancy group with less than 300 occupant load, occupancy groups B, F, M, and S you may only use a lock that prevents operation of the door at the MAIN door ONLY. In"Main"door(front door, primary door). It is intended to be limited to the door that customers come in. The main door only, a lock is allowed ONLY if the following three criteria are satisfied: 1. The lock is readily distinguishable as locked (storefront door deadbolts that have an indicator that reads OPEN/LOCKED) and 2. A readily visible sign with 1"letters high on a contrasting background. "THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED"And 3. The provision of key-locking doors allowance may be revoked by the building official. X " All doors shall be pivoted or sides hinged and swing in the direction of exit travel. Means of egress doors shall be readily distinguishable from the adjacent construction and finishes such that the doors are easily recognizable as doors. Egress doors shall be side-hinged unless specifically exempted in the Section 1010.1.2.1 & 10.10.1.2 of the International Building Code & International Fire Code.X " Parking shall be sufficient for standard parking stalls(9 feet by 20 feet) and handicap parking stalls(12.5 feet by 20 feet) with sufficient maneuvering aisles. Handicap stalls shall be of a smooth surface at level or ramped to entry, located closest to the building entry, and shall be signed with the International Symbol of Access. Screening from adjacent residential properties is required. C405.2.1 Occupancy sensor controls . Occupancy sensor controls shall be installed to control lights in the following space types: 1. Classrooms/lecture/training rooms. 2. Conference/meeting/multipurpose rooms. 3. Copy/print rooms. 4. Lounges. 5. Employee lunch and break rooms. 6. Private offices. 7. Restrooms. 8. Storage rooms. 9. Janitorial closets. 10. Locker rooms. 11. Other spaces 300 square feet(28 m2)or less that are enclosed by floor-to-ceiling height partitions. 12. Warehouse spaces All sensors must be installed prior to calling for final inspection. " C405.2.1.1 Occupant sensor control function. Occupant sensor controls shall comply with the following: 1. Automatically turn off lights within 30 minutes of all occupants leaving the space. 2. Be manual on or shall be controlled to automatically turn the lighting on to not more than 50 percent power. Exception: Full automatic-on controls shall be permitted to control lighting in public corridors, stairways, restrooms, primary building entrance areas and lobbies, and areas where manual-on operation would endanger the safety or security of the room or building occupants. 3. Shall incorporate a manual control to allow occupants to turn lights off. Accessible parking spaces shall be provided in accordance with Table1106.1 as follows: 1 to 25 total parking spaces requires not less than one accessible parking space 26 to 50 total parking spaces requires not less than two accessible parking spaces 51 to 75 total parking spaces requires not less than three accessible parking spaces 76 to 100 total parking spaces requires not less than four accessible parking spaces See IBC Section 1106 and table for more than 100 parking spaces. Construction and design shall be completed in accordance with ICC A117.1, Section 502. Accessible parking spaces shall be located on the shortest accessible route of travel from adjacent parking to an accessible building entrance. Car parking shall be not less than 96-inches wide and access aisles not less than 60-inches wide shall be properly marked. Parking surfaces shall be firm, stable, and slip resistant material and shall not be steeper than 1:48. Accessible parking spaces shall be clearly identified by signs containing the International Symbol of Accessibility placed not less than 60-inches above ground surface, measured from the bottom of the sign. * STORAGE RACKS Storage racks greater than 69"and up to 8'0" in height shall be installed in accordance to manufacturer specifications for seismic attachment. When seismic attachment is not provided by the manufacturer an engineered design and attachment details shall be required. Installation specifications or engineer's design shall be available during inspections performed by the Mason County Building Department. Storage racks greater than 8-ft in height shall require an engineer's design addressing seismic conditions and attachment. In addition, storage racks 8-ft tall or more shall require special inspection performed by the design professional or an approved representative. The special inspection report and engineered design shall be provided to the Mason County Building Department for approval prior to the final occupancy inspection. * Minimum 2A10BC rated fire extinguishers shall be permanently installed, unobstructed and located in a conspicuous location not more than 75-feet travel distance in approved locations mounted not more than 48-inches from the finished floor to the top of the extinguisher. The structure is subject to inspection by the Mason County Fire Marshal. All corrections deemed necessary by the Fire Marshal, to assure the minimum fire and life safety requirements as adopted by Mason County and Washington State may be required. Class C finishes shall have a smoke developed index of 0-450 and a flame spread index of 76-200. Provide classification information during inspection. " Waste accumulation prohibited. Combustible waste material creating a fire hazard shall not be allowed to accumulate in buildings or structures or upon premises(IFC 304.1).A maintenance plan shall be available for during the final occupancy inspection performed by the Mason County Fire Marshal. All components of sprinkler and alarm system must meet or exceed code. The relocation of addition of components may require permitting. Please contact Fire Marshal for verification. * All ductwork and thermostats must meet of exceed WSEC requirement.Thermostat must be programmable for 7 days. I believe you have been speaking with the general contractor and/or the electrician for the tenant improvement project at McLendon Professional Center,Ste 100& 101(D& E). As of this afternoon, we have been awarded to perform the work for the tenant improvement but it is my understanding that their final inspection is scheduled for tomorrow,Wednesday 9/16/20. 1 spoke with the permit tech at the County DCD office this afternoon on the process for permit submittal during their office shutdown and was informed that permits needed to be submitted through the mail for approval. The attached permit submittal was dropped today and should arrive in the next day or two for your review. I wanted to get the package off today and was not able to print the floor plan on anything larger than 11x17. If you require the plans sent on 24x36 for the improvements please let me know.
