The Appellant, William Feist, was present. The Assessor was represented by IdaMae Jensen. The Appellant questioned the methodology the Assessor used to value the subject property. The Appellant also noted that land sales in the area were inconsistent with the value of the subject property as listed by the Assessor' s Office . The Appellant provided a sales grid delineating five waterfront property sales including the sales price and relevant attributes for each property. The Appellant also compared adjustments to said properties by percentages . The Assessor provided a grid with adjusted land values using the Appellant ' s sales grid as noted above . The adjusted values range from $ 50, 375 to $ 162, 935 . The Assessor also submitted an Assessment Roll Correction suggesting a reduction in value from $ 116,265 to $ 105 , 025 for the subject property. The suggested value was based upon a re-inspection of the property that revealed that the previous assessment was based on valuing the property as medium bank rather than correctly valuing the property as high bank, therefore a reduction in value was warrrented. The Board overrules the original value of $ 116,265 and sets the value of the subject property at $ 105 ,025 . The Appellant testified that the land sales in the area are inconsistent with the value of the subject property as noted by the Assessor. The Appellant provided a sales grid delineating seven waterfront property sales including the sales price and relevant attributes for each property. The Appellant also included adjustments to said properties by percentages . The Assessor provided adjusted land values using a sales grid with five waterfront comparable sales . The adjusted values range from $ 162,390 to $268 , 515 . As adjusted, the five sales bracketed the assessed value of the subject property at $208 , 105 . The Assessor submitted an Assessment Roll Correction suggesting a reduction in value from $228 , 160 to $208 , 105 . This reduction in value was based upon a re-inspection of the subject property that revealed the previous assessment was assessed as a medium bank property which is assessed by the front foot, rather than as a high bank property which is assessed by acre . The Board overrules the original value of $228 , 160 and sets the total value of the subject property at $208 , 105 , with the land value at $ 152 , 195 and $ 55 ,910 for the improvements .
