Assessor's True and Fair Value BOE True and Fair Value Determination ® Land $ 33,190 ® Land $ 30,175 ® Improvements $ 89,740 ® Improvements $ 75,390 ❑ Minerals $ ❑ Minerals $ ❑ Personal Property $ ❑ Personal Property $ Total Value $ 122,930 Total Value $ 105,565 This decision is based on our finding that: The hearing was held virtually via the Zoom platform on Tuesday,August 18,2020. The owner, Lisa Cole,was present at the hearing. The Assessor was represented by IdaMae Jensen. The Appellant testified that the lot is located in an area that is not visibly appealing. She also testified that there is no view from the subject property. The Assessor submitted an assessment roll correction in which the value was changed due to lack of view amenity and the lack of living area in the basement. The assessment roll correction was not signed by the Appellant, however, the Appellant verbally agreed to the Assessor's proposed value. Therefore,the Board sets the new value of the subject property at$105,565 with the land at$30,175 and the improvements at$75,390, overruling the original assessed value of$122,930 with land at$33,190 and improvements at$89,740. The owner, Lisa Cole, was present at the hearing . IdaMae Jensen, Assessor' s Representative was in attendance . The Appellant submitted an appraisal which indicated it is unknown if the subject property is a buildable lot. The Appellant testified as to the negative factors within the neighborhood. The Appellant also questioned the large year over year increase in the value of the property. The Assessor presented a Mason County WA GIS Web Map indicating that the value of the subject property was equalized within the neighborhood. The Assessor also noted that there was no evidence to support whether or not it was a buildable lot. However, upon review, the Assessor concluded the subject property was not a view property and suggested a reduction in value to $26 ,095 . The Board agreed with the Assessor ' s reduced value for the subject property and set the value at $ 26 , 095 .
