This decision is based on our finding that:
The hearing was held virtually via Zoom on Tuesday, July 14, 2020.
The Appellant, Delbert Newton, was in attendance telephonically. IdaMae Jensen, Assessor's
Representative was in attendance.
The Appellant did not contest the total assessed value of$124,590 for the subject property. The Appellant
however did question the breakdown of the value of the land vs. the value of the improvements.
The Appellant also provided two comparable sales which the Assessor's Representative included in the
sales grid in addition to three comparable sales provided by the Assessor. As adjusted these comparable
sales ranged from $114,190 to $141,952. The value of the subject property at $124,590 fell within this
range.
The Board sustains the assessed value of the subject property at$17,855 for the land, $106,705 for the
improvements for a total of$124,590.

This decision is based on our finding that:
The hearing was held virtually via Zoom on Tuesday, July 14 , 2020
The Appellant, Al Burnett, was present telephonically. The Assessor was represented by IdaMae Jensen.
The Appellant estimated the true and fair value for the subject property at $470, 000 . The Appellant
provided a comparative analysis . Four of the comparable sales were after the date of the January 1 , 2019
assessment date. In addition, two comparable sales were also waterfront property and were not in close
proximity to the subject property. The Board did not consider these comparable sales .
The Appellant also testified he believed the interior of his home was of lesser quality than the comparable
sales provided by the Assessor.
The Assessor provided five sales, all located within proximity to the subject property, non-waterfront
acreage sites, and most reasonably similar in both land or improvements .
The Board considered these five comparable sales, as adjusted, with an indicated range of $483 ,522 to
$ 663 ,332 . The subject value fell within this range .
Therefore, the Board sustains the assessed value of the land at $ 67,225 and $493 , 970 for the improvements
for a total of $ 561 , 195 for the subject property.

The Board sustains the valuation of $26,485 for the subject property.
