Having considered the evidence presented by the parties in this appeal, the Board hereby :

This decision is based on our finding that :
The hearing was held virtually via Zoom on June 17 .
The Appellant, Francine Welch was present at the hearing . IdaMae Jensen, Assessor ' s Representative was
also present.
The Appellant testified that the subject property had a steep slope and no improvements . The appellant also
provided five comparable sales ranging in value from $ 18 , 750 — $ 57, 500 , all of which included more than
five acres of property.
The Assessor ' s representative testified that the property had not been physically inspected for six years .
Currently, the Assessor suggested that since there were no utilities available to the property, the value
should be decremented by 25 % .
The Assessor ' s representative also presented five comparable sales , which ranged in value as adjusted
$26, 070 - $ 50 ,786 . The original value of the subject property fell within this range .
The Board accepted the suggested 25 % decrement to the subject property value and therefore set the value
at $ 30 , 004 for the land .
