This decision is based on our finding that :
The hearing was held virtually via Zoom on June 11 .
The Appellant, Howard Wilson, was present at the hearing . The Assessor was represented by IdaMae
Jensen .
While appealing the land value only , the Appellant testified that an existing culvert was a detriment to the
property as it did not allow the property to be fiather developed.
The Assessor testified that the purpose of the culvert, which runs beneath the garage, was to divert road
drainage fiom the rest of the property .
The Assessor also testified the culvert did not appear to be an adversity and that the site was developed to
its capacity.
The Assessor submitted a list of comparable sales with values ranging from $657,273 to $ 933 , 703 .
The value of the subject property fell within this range.
The Board determined that no clear, cogent or convincing evidence was presented in order to overrule the
assessor" s valuation of the subject property .
Therefore, the Board sustains the total value of the subject property at $689,285 : Land $426, 680, and
improvements $262 , 605 .

This decision is based on ouf finding that :
The hearing was held virtually via Zoom on June 11 .
The Appellant, Patrick Butler, was present at the hearing. IdaMae Jensen, Assessor' s Representative, was
also present.
The Appellant testified that he was only appealing the valuation of the 63 ' of tidelands on the subject
property. He testified that while he had previously transferred the ownership of the tidelands to another
entity , the document legally transferring ownership had never been recorded.
In light of this oversight, the Assessor testified that the assessed value for the full tidelands as well as the
improvements was correct.
Therefore, the Board sets the value of the subject property at $403 ,450 : Land at $ 162 , 595 and
improvements at $240, 855 ,
