That part of Lots 1 to 3 inclusive and Lots 11 to 16 inclusive in Block 105 of
McReavy 1st Addition to Hoodsport as recorded in Vo1une 2 of Plats, page 11, and of
vacated alley adjoining said Lot 11 on the north and of vacated street adjoining said
Block 105 on the south described as follows: Beginning at a point on the west line
of Section 13, Township 22 North, Range 4 West, W.M.. S 0032'E 1211.70 feet fran its
northwest corner; running thence N 62031' E 67.63 feet: to the northwest corner of tract
conveyed to Emil A. Lauber and wife by deed dated August 22, 1950 and recorded in
Vo1une 138 of Deeds, page 172; thence N 62031' E along the north line of said Lauber
tract 217.52 feet to the westerly line of Primary State Highway No.9: thence northerly
along said westerly line of highway 40 feet more or less to the southeast corner of
tracts conveyed to J. Albert Todd and wife by deed dated September 5, 1951 and recorded
in Vo1une 139 of Deeds, page 412; thence along the Southerly line of said Todd tract
S 62031' W 50 feet, N 33040' W 86.5 feet and N 78007' W 156.20 feet to said west line of
Section 13; thence S 0032' E along said west line 255.85 feet to the point of beginngin;
EXCEPTING therefran public roads, if any: TOGETHER with that portion of tidelands as
conveyed by State of Washington lying in front of, adjacent to and abutting on Lot 1
of said Section 13 described as follows: Beginning at the northwest corner of Allards
Addition to Hoodsport as recorded in Vo1une 4 of Plats, page 69; rurming thence northerly
along the easterly line of Primary State Highway No.9, 50 feet more or less to the
south line of tract conveyed to Albert J. Todd and wife by deed dated September 5, 1951
and recorded in Vo1une 139 of Deeds, page 412; thence east along the south line of said
Todd tract to the line of extreme low tide of Hood Canal; thence southerly along said
line of extreme low tide to a point east of the point of beginning; thence west to said
point of beginning. SUBJECT TO reservation of oils, gases, oal, ores, minerals and
fossils, together with right to enter and explore for same, etc., and reservation of
right to acquire rights of way for private railroads, skid roads, flunes, canals,
water courses, etc., with provision for compensation for damages caused by the .
exercise of such rights, etc., made by Stzte of Washington in deed dated July 21, 1925
and recorded in Vo1une 45 of Deeds, page 490.
