Development densities for residential development are calculated as the allowed number of dwelling units per acre (DU/ac). For nonresidential development, development densities are, calculated as the amount of building floor area allowed per gross acre of land, the "floor area ratio" (FAR). The definition of floor area ratio is as follows, "The"floor area ratio" is determined by summing the gross horizontal areas of the all floors of a building, measured from the exterior walls,or the centerline of walls separating two buildings, and dividing that sum by the gross area of the parcel proposed for use or development." Density Transfer: Density transfer is the transfer of all or part of the permitted residential density on a parcel to another parcel. A licensed septic designer or engineer will need to submit a septic design to Mason County Public Health for review/approval. Septic Design will need to be approved prior to issuing any building permit involving plumbing. Septic system will need final approval prior to final occupancy of the structure(s). Septic design will need to address flows and waste strengths from the facility. There are nearby existing septic systems, and all structures will need to maintain setbacks to the septic components. There can be no cut banks 30 feet downslope of any drainfield. If any septic systems will need to be abandoned, Septic Tanks will need to be abandoned per WAC246-272A. Drainfields may be left undisturbed or removed and hauled away to an approved facility. Water: Stadium will need to be supplied with water from a Group A water system.
