This home has been vacant since September:2009. In December 2009,the upstairs bathroom pipes burst causing water to flood the
home. Nearby neighbors heard the water running off the 2ntl floor balcony and were alert enough to shut off the water supply. The
home owner was alerted but the home was never inspected nor cleaned up after the water damage.
Bank of America Field Services visited the property early in the spring of 2012 but from all indications,never went inside. They only
inspected the exterior and no one has visited the property since August,2012. It has been almost 4 years since the water damage
and this home has had mold growing on the walls,the carpet,odors that can be smelled on the exterior,etc. This has created a
health concern for the neighbors and our Madrona members.
Madrona Association is very concerned about the following public health/safety and the public nuisance that this home has created:
1. The home is a public health/safety issue
2. The home is a public nuisance
3. The home is bringing down the value of surrounding properties
4. The association is being denied/deprived of needed annual dues
We believe that the Bank and the County Offices and officers have a responsibility to protect this property and the members of the
community from a continuing unhealthy and unsafe situation. We also see a liability issue in connection with this property as to the
health and safety of our members,especially those living next to this property.
Madrona Association would appreciate a reply within the next 30 days as to what the County plans to do to correct this
unsafe/unhealthy hazard.

The receipt of this notice shall constitute service regarding notification of violations of the Mason
County Code, and shall also serve as Warning Notice pursuant to Mason County Code, Title 15,
Section 15.13.035. The violation(s) are occurring at the following property:

Enforcement Case: ENF2015-00054
❑ Our office was notified and opened a case related to water damage on April 24, 2014.
See enclosed email. (DIS2014-00011)
❑ On April 24, 2015 1 received a request to investigate remodeling with out permit.
❑ On May 15, 2015 our inspector visited the site for verification of remodeling. According
to the picture taken at the time of inspection, it appears the sheetrock has been
removed and new sheetrock is being placed on those areas. See enclosed picture
❑ In accordance with Mason County Title 14 (MCC14.08.010), 1997 Uniform Code for the
Abatement of Dangerous Buildings (section 302 #15) and the 2012 International
Residential Code (R102.71) a permit is required.
According to the Mason County Assessor records, parties named above hold legal interest in
the parcel and are therefore subject to enforcement action for failure to comply.
The parties shall respond to the county within twenty days of the
postmark of this notice.
Order
YOU ARE HEREBY ORDERED to abate the violation by following:
1. Stop Work, a insulation inspection is required before sheetrock can be place.
2. Apply for a building permit. This permit will include inspection process. Please include
reports and documentation regarding moisture and mold abatement. I have included
the application for permit. The cost of the permit is $122.00. Checks made payable

to Mason County Treasurer. If you wish to process my mail please mail to; 426 W
Cedar Street, Shelton WA 98584. Please include an email address, we need to email
the conditions of the permit for your signature.

Penalties
This notice is to inform you that in the event that you fail to comply, we will pursue additional
enforcement action against you, including but not limited to recording against the parcel, civil
infractions, liens against the property through the Mason County Hearings Examiner process
and/or criminal prosecution as allowed under Title 15.13 of the Mason County Code. In
accordance with MCC15.11.20, Appeals to this decision shall be filed with the Clerk of the
Board within 14 days after the date of the decision.

against entry. The inspector reported that he did not find that the home was unsafe. As a result
no enforcement case was created. A case was created today to track correspondence and
future information related to the project. The case number is DIS2014-00011.
