Below you will find comments made regarding the proposed development and it ' s critical values . In some cases, setbacks for. development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. Sincerely, G Land se Planner Department of Community Development COMMENTS: Site was inspected by Grace Miller on 2/6/98 . Met Lynda Hodgkiss there to determine what shoreline setback for a new residence on the site would be. There is an existing residence on the property and a storage building between the residence and the lake. The setback measurements for a new residence were determined by drawing an imaginary line between the rooflines of the adjacent residences. A measurement of 2316" was taken near the south side of property and existing residence. A stake was placed in planter on second step down toward lake at 2316" . Another measurement was taken near the north side of property and it is located 21 ' landward of the back corner of the existing boathouse. These setbacks apply to any portion of the new residence that is over 30" in height above average grade (including floors of decks, rooflines and fences) . If you build a structure waterward of these setbacks, it must be 30" or less in height and cannot be over the water. The sideyard setback is 5 ' to all property lines and easements. The existing storage building by residence is considered to be an existing non-conforming development (because of its setback from lake in relation to adjacent residences) . It may be repaired and maintained in its existing location but would not be permitted to be replaced there within the shoreline setback. In order to change its use to an accessory living quarter, a Shoreline Substantial Development Permit would be required. The criteria and application for the Accessory Living Quarter are enclosed. The boathouse near the north property line is also considered to be an exisitng non-conforming development because currently boathouses must meet same setbacks as all structures from water. It may be repaired and maintained but cannot be expanded or replaced in that location. The bulkhead may be repaired and replaced in its existing location and any new additions to it must be at or above ordinary high water mark. Enclosed find process for bulkhead and applications. The FEMA maps indicate that there is a floodplain around Mason Lake extending or fringing into all waterfront lots. A copy of the map with your parcel is enclosed.
