Subject: Geotech Report on the referenced property. Dear Mr.and Mrs. Perkins: Mr. Rick Bohanon,of Shamrock Builders,contacted me by phone and asked me to do a Geotech Report on your Colony Surf property. I said I would and Mr. Bohanon and myself met on January 20, 2003 at your lot. We walked over the property and discussed where you wanted to build your house which will have a daylight basement on the South and East. Itook some photographs. I went to your property again on 1-24-2003 to review my dimensions and validate my sketches. I took some additional photographs. In the meantime Mr.Bohanon had layed out the approximates location of your proposed house. Your property is basically flat where you plan to build your house but the level area is very limited to the Southwest part of the lot. There is a 45 degree plus/minus slope on the South and East which is noted on my Site Plan,see sheets 4 and 5. Some trees will have to be removed for the daylight basement on the East and for the house on the Southwest. The septic system is in place and approved. The East and South downslopes are heavily vegetated and lush with native brush, shrubs and trees and are stable. All trees are growing vertically. There is power and water available on the.Pacife Vista acces§road There are no slides either past or present that I observed in the surrounding area. Your lot 10 is a large rectangular piece ofland in Colony Surf Block 1 Division 3. The flat building area is on the Southwest corner near Pacific Vista cul-de-sac. Your entrance to your property is a 27.11-feet opening.to Pacific Vista-cuI de-saa The flat building area is almost upon the edges of the downslopes on the South and East. The daylight basement below the existm&gmde help&this condition,see Site Plan on sleets 4 and profiles on sheet 5. The runoff from the proposed roof may be diverted to either the South or East downslope. Sheet 1 of 11 Sheet 2 of 11 Geotech Report to H. Perkins from T. Richl dated 1-31-2003. The soils in this area are of the Hoodsport Series. The Hoodsport gravelly sandy loam 30 to 45 percent slopes(Hf). These soils are well drained, reddish soils on the uplands. These soils have.developed from granitic till that is highly stained by iron and that contains considerable metamorphosed and basic igneous gravel and stone. This parent material originated from local till and from glacial till from the Vashon Glacier. The rainfall is 70 to 100 inches a year, vegetation is a dense forest of Douglas-fir, Hemlock, cedar,andalder_ The understory consists of native-shrubs and brush such as wild huckleberry, vine maple and small trees. The hoodsport soils are shallower, stonier and more acid than other soils,in addition they have developed under heavy rainfall. This soil occupies the deep and precipitous canyons between the plateau and the deeply entrenchedSknkomish and Ham maHammaRivers and Hood Canal. The soil develops slowly on these moderately Steep slopes. This soil differs from the other Hoodsport soils in having-many large irregular stones_and boulders scattereriover the surface and in the soil and parent material. Below this surface soil are intermittent layers of cemented gravel_and sand(hardpan)_ This type of soil is.best kind for supporting a footing/structure. Subject: Additional information required by Mason County—BLD2003-00428. Ltr dated 4-29-2003 from land use planner. Dear Mr. and Mrs. Perkins: Mr. Rick Bohanon of Shamrock Builders faxed to me Mason County's comments on my geotech report dated 1-31-2003, Job# 103-1 . I submit the following as answers to fulfill this request. Mason County has designated many acres of hills and slopes as landslide hazardous areas. Colony Surf development falls between the two major slides which covered Highway 101 North of Lilliwaup during the heavy rains of 1996 and 1997. Item 5 of Mason County Ordinance section 17.01.10013 Section 5. There are no slides that I know of, in Colony Surf proper, as a result of these heavy rains in past years. The soils on the Perkins property consists of the Hoodsport Series soils. These soils are composed of sand, gravel,rocks and boulders with a small amount of clay as a binder. Below the surface are intermittent layers of cemented till (hardpan). These layers of cemented till make this soil stable so that slides are not apt to occur. This soil has the capability of an angle of repose of 75 to 80 degrees from the horizontal. The static loading of this soil is capable of resisting downloads in excess of 2000 lbs h st As for seismic loading conditions, all of Colony Surf properties survived the February 21, for earthquake without damage. 2001 As a personal note, I own 5 lots below the Perkins property in Colony Surf. I was in my house when the earthquake struck. It felt quite severe but my property sustained no damage. Sheet 1 of 2 Sheet 2 of 2—Follow-on report dated 5-3-2003 from T. Richl to H. Perkins As I have previously noted, a formal seismic evaluation is expensive and I do not see the need for one. From past experience I had a slope stability anal ysis done on the same t Of soil with a similar slope. In my opinion, it would yield a factor of safety at least 2.0e This previous program was by MC Squared in Olympia, WA using a program by Tensar Corporation,April 1986, Tensco 1 Program, Version 2.1 (August 1989). Item 7—Only those trees on the East slope will be removed which are in the footing area over the bank. Some trees will have to be removed on the entrance to the roe g Pacific Vista. Vegetation is minimal in the building area.on the East. However off Perkins plan on planting native shrubs and plants on the exposed slopes after a the construction. Item 8 —A silt fence will have to be used on the slopes to stop erosion. Item 9—The houses on both sides are at least 200 feet away from this construction. The house on the South is still under construction. There will be no impact on neighbors. No residences are on the East. A residence is across the Pacific Vista road to theWest. Item 10-Runoff from the residence may be diverted over the heavily vegetated bank. Buffer widths have been observed. Erosion control will be from exposed slope plantings after construction.
