Re; BLD 1999-00078 Building "B"
To Whom It May Concern:
Dear applicant the permit submitted 2-10-1999 for the construction of a shell
structure has been canceled due to lack of activity. See 1997 Uniform Building Code,
Section 107.4 Expiration of Plan Review. It appears that the building construction,
location and design had changed and the project has been replaced with a substitute
structure under a different permit number. The plans for the canceled permit have been
included with this letter. Please call me if you have any further questions.
Thank You.

Dear applicant:
The plans for the building permit referenced above have been
reviewed. This review letter contains only those comments related
to the Building Department review and does not reflect additional
needs of the other county departments. Please review the following
project data, assumptions, and plan review comments. It is
important that you read the re-submittal instructions located at
the end of this letter.

UNIFORM BUILDING CODE ISSUES
1. Section 508. Please indicate if the intention of the designer is
to have structure considered as a type 5-N building using the
sprinkler system as a substitution for one-our fire resistive
construction. Sheet one of the plans indicate a type 5
sprinkled.
2. Section 503 .3 . Please indicate if the proposed structures will
be considered as a single structure on the same property. This will
encompass units A B, and C.
3 . Section 2320.11.4. The proposed brace wall panel indicated on
sheets 2-C, and 3-C as type "M" is considered a Lateral Restraint
Panel and is not acceptable on habitable spaces without engineering
calculations to support. Please revise the sheets to reflect the
use of an Alternate Brace Wall panel in place of the Lateral
Restraint Panel called out or provide engineering calculations.
4. Section 1003 .2 .2 and Table 10-A. Please indicate the proposed
occupant load for the structures the information provided on sheet
one of the plans is incorrect.
S. Please indicate location of all retaining walls that will be
placed on project, the reference located on sheet C-2 does not
indicated where they will be placed.
6. Table 11-F/WAC requires specific number of accessible parking
spaces to be provided. The plans indicate two have been provided ,
Table 11-F requires three. Please revise sheet one of plans to
reflect for structures B and C.
7 . Section 708.2 .2 . Please indicate how the proposed rock wool
draft stop will be held in place.
8. An additional permit will be required for the sign located at
the main entrance shown on sheet C-1 of the grading plan.
PAGE 3
9 . Section 1806. 6.1 #2 . Please indicate what size and type of
washer to be used with the anchor bolts for units B and C.
10. Section 2304.1. Please indicate grade and species of all lumber
to be used to be used on the project.
11. Section 3220-5.4.2 . Sheets 4-C and 3-B indicate a 71
porch
extension that was not reflected on other pages of building C plan,
the elevations of east and west sides indicate a 316" and a 1"overhand due to the 1/4" scale reference and this was missed on the
intake review. This construction does not meet the conventional
construction requirements and will require calculations by a
Washington State Engineer for vertical and lateral analysis for
both units B and C. This information shall be transferred to the
submitted building plans. Please provide details on the support
posts and the footing for buildings B and C. RCMP 1.8.08.410 (6) .
12 . Please revise sheet 1 of plans to reflect a 4000 sq. ft.
building with 1020 sq I of covered walkway totaling 5620 sq. ft.
total structure. Please indicate total area covered by porch roof
for building B. RCW 18.08.410 (6)
13 . There is talk of the interior walls not being constructed at
this time, if this is the case then the plans will be required to
reflect this.
14. It is suggested that the plans be reviewed by the architect to
provide full use of the proposed structure for not only a B
occupancy but also an M occupancy since this may occur when lease
space is filled. If the entire structure or multiple sections will
be used your exiting may need to be rearranged and water fountains
may need to be added. The proposed units have been reviewed for a
B occupancy.
THIS STRUCTURE 'IS PROPOSED TO BE UNHEATED AT COMPLETION AND MAY
REQUIRE MECHANICAL, PLUMBING, NREC, OR CHANGE OF USE PERMITS FOR
ALL UNITS PRIOR TO TENANT OCCUPANCY. PLEASE CONTACT THE MASON
COUNTY BUILDING DEPARTMENT PRIOR TO ALL OCCUPANCIES. THIS STRUCTURE
WILL BE APPROVED AS A GROUP B OCCUPANCY FOR THE NON-LEASED SHELL.
Please make the requested corrections and submit two sets of
plans showing the revisions. If only specific pages are affected in
the revisions, only those pages need to be re-submitted. Voided
sheets shall be removed from the collated sets. Be sure to include
any additional changes that have been made since the plans were
originally submitted. All corrections must be detailed in a
transmittal letter and clearly marked on the plans. The re-
submittal letter and the plan revision numbers must follow the same
order as the plan review letter.

Prior to re-submittal you must call the Plans Examining
Department to make arrangements for re-submittal, if a meeting is
needed or if you have any questions regarding this review you may
contact me at (360) 4427-9670 extension 595. It is required that you
notify the department that the re-submittal is being sent by mail
to aid in a timely review service. Meetings and the intake of re-
submittal documents without prior arrangements will be denied.
The issuance or granting of a building permit or approval of
plans, specifications and computations shall not be construed to be
a permit for, or an approval of, this jurisdiction, per UBC section
106.4.3 .
Re-submittal are normally reviewed within (5) working days after
the revisions are received in our office.
