Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: A pre-site inspection was conducted 4/22/2005 at 15860 NE North
Shore Road, Tahuya. The Applicant was present during the
inspection. Several issues were discussed in the following
summary.
The Mason County zoning is "Rural Residental 5". Zoning Rural
Residental 5 zoning requires that building height not exceed 35
feet.
The Mason County shoreline designation is "Urban". Hood Canal
is designated as a "Shoreline of Statewide Significance" by the
Washington Department of Ecology.
An existing bulkhead is in need of repair. The process would
require a Building Permit, a SEPA Review and a Shoreline
Exemption Permit under the Mason County Shoreline Master
Program.
Restoration of a marine rail system for an existing boathouse
would be allowed under the Mason County Shoreline Master
Program. "Design standards for boat ramps and marine railways
are as follows: Ramps and railways shall not exceed 12 feet in
width. Ramps and railways shall not exceed 50 in length, as
measured from the line of ordinary high water. Marine railways
shall not extend beyond MLLW (0.0). Ramps and railways shall
not exceed 18 inches in height at the line of ordinary high water,
or the toe of the bulkhead."
The parcel has been "tagged" by the County as Bald Eagle
Territory. Bald Eagles are protected by Federal and State Law.
Requiring Agency review and comment.
The Type 5 stream that passes through the property creates a
vegetated conservation buffer of 75' and a building setback of 15'
to equal 90' total distance from the stream's ordinary high water
mark. Any new construction or expansion of the existing footprint
in excess of"plus or minus 10%", and away from the resource,
would require the applicant go through a resource ordinance
variance process.
Construction of new sanitary facilities in the accessry/boathouse
structure would require the review of the County Environmental
Health Department. A contact number they can be reached at is:

If you were to proposed new development on the parcel a
Geological Assessment would be required due to slopes

immediately adjacent to the project to address slope stability and
the other requirements. The assessment must state that the
hazards of the landslide area can be overcome in such a manner
as to prevent harm to property and public health and safety, and
must also assure the project will cause no significant
environmental impact per Mason County Code 17.01.100, E7.
