MECHANICAL SYSTEM:
The mechanical system was installed when the building was
originally constructed. Any changes/alterations to the
existing system will require compliance to the 1994 Non-
Residential Energy Code.
LIGHTING:
1. Each space enclosed by walls, temporary partitions, or
ceiling height partitions shall have lighting controls
capable of turning of all lights in that space. The
switches shall be readily accessible and located at the
point of entry/exit.
2 . All daylighted zones shall be switched independently from
lights in the general lighting area. Daylighted zones
extend into the space 15 feet from the glazed wall . See
notes on plans, "J-5 . "
3 . Each classroom shall be equipped with automatic controls
to shut off the lighting during unoccupied hours.
Automatic controls may be an occupancy sensor, time
switch, or other device capable of automatically shutting
off lighting.
NOTE: If an occupancy sensor lights no more than 30 minutes

4 . Based upon the plans submitted the maximum light wattage are
listed for each room. Prior to the final inspection of each room
a detailed lighting plan of all lights installed must be submitted
to the Mason County Building Dept. The lighting plan shall include
the light wattage for lamps AND ballast.

2) (Per table 33-A #3 UBC) Max. occupancy load = Basement Room / 266 max
3) Proposed Floor area = 9000 Square Feet
4) (Chapter 22 UBC) Type'of construction = V ONE HOUR, DUE TO SQUARE FTG.
5) Occupancy specific requirements:
A) (Sec. 602 (D): A-3 Located in basements or above the first floor shall not be of less than
one-hour fire resistive construction. Div. 3 occupancies with a occupant load of 50 or
more above usable space shall be separated from such space by a one-hour fire resistive
construction.
B) (Sec. 605) Light, Ventilation, Sanitation: All enclosed.portions of Group A occupancies
customarily used by human beings and all dressing rooms shall be provided with natural
light by means of exterior glazed openings not less than one tenth of the total floor area,
or shall be provided with artificial light.
C) (Sec. 1703) Usable space under floors: Usable space under first story shall be enclosed
when constructed of wood or metal shall be protected on the side of the usable space by
a one-hour fire resistive construction. Doors shall be self closing, non-combustible
construction or solid wood core, not less than 1 3/4" thickness.
D) (Sec. 1705)Folding, Portable, Movable Partitions: Need not have a fire resistive rating
provided:
1). Do not block required exits or establish a corridor.
2). Location is restricted by means of permanent tracks, guides, or other methods.
3). Flammability shall be limited to table 42-B for flame spread.
E) (Sec. 4305 (B) Ceiling membrane protection: When a ceiling forms a protective
membrane for a floor ceiling fire resistive. The floor shall be without openings to protect
structural elements. (See Exceptions)

F) (Sec. 4306 (C)Identification of Fire Door, Fire Windows, and Fire Dampers, shall have
a label or other identification showing the fire protection rating. label shall be
permanently affixed.
G) (Sec. 4306 (n Fire Dampers: Shall comply with UBC #43-7 and shall be installed and
be accessible for servicing in the following locations:
1). Duct penetrations of the ceiling of a fire resistive floor ceiling assembles. ,
2). Duct penetrations of ceiling and fire rated corridors walls shall be fire/smoke
dampers with a class III leakage.
6) Exits:
A) (Sec. 3303 (C) Posting Room Capacity: Main assembly basement must have max
occupant load posted in a conspicuous place on an approved sign near main exits from
the room.
B) (Sec. 3303 (D) Distance To Exits: Max travel distance to an exit door, horizontal exit
is 150 feet in un-sprinkled building. This is why a rated corridor must be provided travel
distance is over 150 feet.
C) (Sec. 3304) (C) Exit Doors: Exit doors shall be operable from the inside without the
use of a key or any special knowledge or effort. Manually operated edge or surface
mounted flush bolts and surface bolts are PROHIBITED. When exit doors are used in
pairs and approved automatic flush bolts are used, the door leaf having the automatic
flush shall have no door knob or surface-mounted hardware. The unlatching of any leaf
shall not require more than one operation.
D) (Sec. 3304 (D) Panic Hardware: If installed shall comply with the requirements of
UBC Standard No. 33-4. The activating member shall be mounted a height of not less
than 30" inches or more than 44" inches above the floor. The unlatching force is same
as regular doors 15 pounds in direction of travel. Panic Hardware shall be of the push
pad type and the pad shall not extend across more than one half of the width of the door
measured from the latch side.
E) (Sec. 3304 (I) Floor Level at Doors: Regardless of the occupant load, there shall be a
floor or landing on each side of door. The floor or landing shall not be more than 1/2
inch lower than the threshold of the doorway.
F) (Sec. 3305 (B) Corridor width: Min 44" wide.

G) (Sec 3305 (C) Corridor height: Clear height of not less than 7' measured from lowest
projection of ceiling.
H) (See 3305 (H) Openings in Corridors: Every interior door opening shall be protected by
a tight-fitting smoke-and draft-control assembly having a fire-protection rating of not less
than 20 minutes when tested in accordance with U.B.C. Standard No. 43-2. Said doors
shall not have louvers. The door and frame shall bear an approved label or other
identification showing the rating thereof, the name of the manufacturer and the
identification of the service conducting the inspection of materials and workmanship at
the factory during fabrication and assembly. Doors shall be maintained self-closing or
shall be automatic closing by actuation of a smoke detector in accordance with Section
4306 (b).
