WO#PLG-04 SUBJ: Geo-Tech Assessment Review NAME: Ransom SFR(& Greenview Lane BLD2004-01215 Joanne, The geotechnical assessment prepared for the proposed Randy Ransom Single Family Residence (SFR)to be constructed at 790 Greenview Lane, Shelton,has been received and reviewed by Public Works. The report appears to satisfactorily fulfill County requirements for geotechnical assessment reporting. The assessment's author indicates that, in his opinion,the completed development of the property will not cause stability problems for either the subject property or neighboring properties, and that a more detailed investigation(report) is not warranted. From the contents of the assessment, I recommend accepting the report as satisfying the County's requirement(s) for stability investigation and geotechnical reporting. Recommendations contained in the assessment should be incorporated into the site's development and made conditions for permit issuance. Adequate erosion and sediment control features need to be implemented during land disturbing activities to protect neighboring properties and State waters from adverse stormwater runoff impacts. The migration or release of silty water or mud from the applicant's property will be considered a violation of County and State water quality protection regulations. In summary,the geotechnical assessment appears acceptable, and stability issues may be considered to have been adequately investigated and addressed. BLD 2004-01215 dated August 4, 2004. Subject: Geological Assessment report on the referenced property. Dear Mr. Ransom: You contacted me by phone and asked me to meet you and drive to your property on Greenview Lane. We met and drove to your lot 4 on 8-12-2004. We discussed where you wanted to build your pole garagetshop. I took some photographs. Your property is on a gentle up slope to the South and East from Greenview Lane (your access road to your driveway) There are no severe slopes in the immediate area either East or South. This gentle up slope is about 2 degrees from the horizontal. This gentle slope is about 2 degrees to the Northwest. There is a gentle rise at the East and South side of the proposed building site,but I would not classify these gentle slopes as hazardous. There is a severe down slope to the North but more than 300 feet from the building site. The building site is in the Southeast corner of the property and is bare of vegetation. This building should not cause any hazards to the surrounding property owners. Mason County may have designated this locality as a"Land Slide Hazardous Area" according to the maps of Smith and Carlson(1977);however, I did not see any slides either past or present in the immediate area. The properties around this lot 4 have residences and the soil appears to be stable. A Geological Assessment must contain at least the following seven items according to Mason County Ordinance 17.01.100.E4: Item 1 —The soils in this area are of the Alderwood series. This soil has boulders,rocks,gravel and sand with very little clay or silt. There are intermittent layers of cemented glacial till called"hardpan" below the surface. This Alderwood series soil consists of brown, well drained, upland soils. Sheet 1 of 9 i 1 Sheet 2 of 9 Geological Assessment to R. Ransom from T. Richl dated 8-16-2004. They have developed from mixed gravelly glacial till dominated by acid igneous rock. The embedded gravel is mainly granite and quartzite. Rainfall is 45 to 60 inches a year. The native vegetation is a dense forest consisting almost entirely of Douglas-fir and a dense understory of salal, Oregon-grape,vine maple, and huckleberry. Northeast of the Hood Canal the understory is mainly rhododendron. Alderwood soils occupy the extensive rolling glacial moraines, and they are the dominate soils in the Eastern part of Mason County. Alderwood soils are associated with the somewhat excessively drained Everett and Indianola soils and with the moderately well drained Kitsap soils. Hoodsport soils differ from the Alderwood soils in that they have developed under high rainfall and from glacial till having a much higher content of basic igneous rock. Item 2—The ground water would be many feet below the surface due to the terrain. I observed no surface seepage or drainage from runoff. Item 3 —Hard dense soil, glacial till, is at the surface and is capable of resisting down loads in excess of 2000 lbs/sq.ft. Item 4 -I observed no block movements of soil or ground cracks on this property. Item 5—There appears to be no slide activity in this immediate area.. The surface of the surrounding grounds are heavily vegetated or planted with native trees or grasses. Item 6—In my opinion,future construction of this pole garage/storage on the South East corner of lot 4 would not cause any hazards to the adjacent property owners. Item 7—Additional geotechnical work is not recommended, in my opinion, on this property because the Alderwood Series soils are stable and are not noted for slide activity. A Plot Plan is shown on sheet 3. A Site Plan is shown on sheet 4. Sections A-A and B-B are shown on sheet 5. The photographs on sheets 6 and 7 show the building site. The photographs on sheet 8 show the vegetation on the South and East property lines. The top photograph on sheet 10 shows the vegetation on the Northeast property line.
