Site inspection and report.
Review of original permit.
The Mason County Building Department reviewed the above permit
and conducted an on site inspection on larch 20, 1992. The
following observations and information is a result of that review.
1. The plans were reviewed by the Building Department on the basis
that an architect had drawn and stamped the plans for
construction;. typically the County will accept the final
drawings of an architect or engineer. it was the
understanding of the Building Department at the time that the
. design and products usedwere adequate for the construction.
2. The construction was Completed according to the glass presented
and reviewed by the County. The County inspections were based
on information presented in the permit, and approved because
the construction conformed to the approved plans.
3 The March 20, 1992 site inspection revealed that there has been
a problem with moisture accumulating on the underside of the
metals roof to the extent that damage has resulted in the
ceilings and soffits. The moisture accumulation appears to
result from:
a. lack of proper ventilation.
b. roof insulation sagging away from metal roof creating a
space for difference of temperature to occur resulting in
condensation.
c. lack of roof product performance in terms of condensation.
4. Based on the Building Department site inspection, the following
are recommendations:
a. Contact the design architect for advice regarding
corrections.
b. Contact the contractor for advice regarding corrections.
c. Provide additional venting in soffits so that soffit
venting is continuous around the building.
d. Provide adequate and continuous mechanical venting.

e. Tighten roof insulation to eliminate the space between the
metal roofing and the insulation.
These recommendations are suggestions based on site
observations. Additional engineering will be required to determine
the extent and detail regarding the effect of these
recommendations.
