RE: VARIANCE FOR 2161 HAVEN WAY
This property has an easement across the front that provides access to two adjacent lots to the North of this
property. The property is also in a depression that limits sight distance to the South and has a 90 degree
comer on the North side of the property. There is an existing cross-culvert that exits on the North Comer
of the property. Cars exiting the garage would have to back onto the county road.
This variance would interfere with ROW maintenance,any future expansion,and would create a hazard to
traffic traveling Haven Way.
The set back along the North property line would not be a problem,but the variance and access along the
county ROW are denied for the above stated reasons.

Please Pass this to Chuck.
Mr. Clevenger,
I received the denial for the RAP in the mail this evening. I have additional information for you to take into
consideration and wish to meet with you (if possible)at the property address at your first convienience to
go over the below listed items.
1. After clearing the lot of interference and being able to take more accurate measurements, I find that
the front lot line set back can now be increased to 13 feet along the ROW to NE Haven Way. Any vehicle
backing out of this garage can easily back onto the existing easement access servicing the other two lots
to the North and not be required to back onto NE Haven Way as discussed in your letter.
2. 1 disagree that this variance creates a traffic hazard. As it stands,the existing access to 2161 NE
Haven Way provides very limited visibility to the South. The existing speed limit is 10 mph begining
approximately 110 feet to the South of the existing access. This RAP actually allows for an increase in the
line of sight distance(and reaction time)to oncoming traffic from the South and greatly improves visability
and reaction time to oncoming traffic from the North. Additionally, the foundation of the garage is
elevated. The structure will be to grade with NE Haven Way(as measured from the existing access).
This in itself, improves the the North/South line of sight while exiting the garage. The depression
discussed in your letter would not be a factor.
3. Assuming an increase of the front lot line variance by approximately three feet(13 feet overall)and the
depth of the garage being 30 feet, I see no reason for this RAP to interfere with ROW maintenance or any
future expansion. Vehicles will not be required to be parked in a manner which would cause any
interference.
4. 1 am unable to shift the structure any further toward the rear lot line (West)due to the existing drainfield
setback of 10\'.
