Proposed AM/PM Mini Market
Road Approach Request
At this time we are unable to grant your request for a permit to construct a commercial type
"D" road approach to serve a proposed AM/PM Mini Market at above mentioned location.
First, we must review any proposed commercial development through the Mason County
Department of Community Development. The County, after receiving the plan for a proposed
development such as yours, will send us a copy of these plan to such factors as access, a traffic
analysis report, drainage concerns, and which these factors may affect the state's transportation
system. We then submit back to the county our recommendations and requirements for the
specific project.
Secondly, the Department of Transportation desires to provide safe access to the state highway
system along with operating conditions that adequately serve the general motoring public.
Your proposed location of the type "D" road approach has less than adequate sight distance,
looking southwest, for regressing vehicles, per WSDOT Design Standards. We require a
minimum of 540 feet of sight distance, looking southwest, for a Passenger/ Single Unit design
vehicle, your proposed location has only 250 feet of sight distance. In this case with your
proposed access, we recommend your access be relocated to obtain the required sight distance
needed.
To help expedite this process, please include in your submittal to the County a site plan
showing the relationship of the road approach to rest of your property, with drainage plans and
supporting calculations, and submit a traffic analysis report for determining what impacts this
commercial development will have on State Route 3. These submittals must be completed and
stamped by a licensed professional engineer. We will hold your application in abeyance until
you submitted your plans to the County and the joint review has been accomplished.
