Mason County is utilizing BSI Consultants for building plan review services; it is BSI's goal to
provide a quality review and minimize the impact of third party review on the applicant.
Please note the items listed below so you will better understand our role in the City review
process and avoid delay in processing plans through BSI.
1 . When addressing items on the correction sheet, please provide a reference as to how the
item was resolved in a response letter. Any details or other information that was revised
or provided which relates to the correction item should be referenced.
2. The original plan review set is being returned to you with the correction list, please
resubmit these drawings and related contents (stamped "RESUBMIT") to BSI for recheck
purposes. Often we make notations on this set of plans that aid us in plan review;
without this information, the recheck will involve reverifying this information, delaying
recheck completion.
3. When resubmitting, please provide 2 (two) copies of revised plans and calculations in
addition to original plans referenced in item #2 above. If plan approval is obtained after
the recheck, both sets are forwarded to Mason County where they are circulated through
all required departments to verify final approval. Once final approval is obtained, you will
be notified by the County on the status of the permit application.
If you have any questions regarding any of these items, please let us know.

1994 UNIFORM BUILDING CODE
STRUCTURAL
General
1. Provide assumed design loads on the drawings, including and not limited to: (106.3.3)
a. seismic zone
b. wind exposure and speed

d. floor live load
e. deck live load
f. soil bearing pressure
g. equivalent fluid pressure
2. Specify nailing per Table 23-I-Q.
Gravity
3. Provide note on drawings for truss drawings to be at site prior to inspection. Also, truss drawings
shall be stamped by a Washington State Engineer.
4. Please show all framing information on the drawings - not just in written form with the
calculations.
5. Show posts for support of Hipmasters and provide load path to the foundation.
Lateral Loads
6. Provide all lateral information regarding materials and connections on the drawings including and
not limited to diaphragm material, nails and spacing, location of holdowns, anchor bolts, straps
etc.

Foundation
7. Show location of under floor access crawl hole (18 x 24 inches). (2317.3)
8. Show the minimum cover of concrete protection for reinforcement. (1907.7)
9. Provide special inspection for greater than 2,500 psi concrete, note on drawings.
10. Provide soils report for design using greater than 2,000 psf soil bearing pressure.
11. Call out reinforcement in concrete pads.
NON-STRUCTURAL
General
12. Show location of 22" x 30" attic access with 30" minimum headroom. (1505.1)
13. Provide detail of attic ventilation type, size, and location. Show the required net area calculations
assuming approximately 75% of the vent area is net area unless the actual net area is given from
the manufacturer. Opening to have 1/4" corrosion, resistant metal mesh covering. (1505.3).
Vented blocking shall not compromise structural integrity of shear transfer, roof diaphragm to
shear wall.
14. Please provide basic code data on the plans including and not limited to Occupancy, Type of
Construction, area, stories, etc.
15. Please provide site plan with dimensions, building to property lines, for our review of "location
on property" issues.

19. Provide 36" high protective guardrail for decks, porches, balconies, raised floors, and open side(s)
of stair landings. Guardrail opening between balusters/rails shall be less than 4" (509). (Top of
ramps by entry doors)
20. After clarifying if the building is one story and a basement, or a two story building, show
compliance with Section 1003 regarding adequate number of exits. (Two exits are required from
second story and basements.)

2. Curb ramp -please show/specify minimum width 36", maximum slope 1:12. If in pedestrian path,
provide side slopes(1:10). (1106.4.7)
3. Location of parking - shall be located on the shortest possible accessible route to an accessible
building entrance. Wherever practical,the accessible route of travel shall not cross lanes of vehicular
traffic. Where crossing lanes is necessary the route of travel shall be designated and marked as a
crosswalk. (1107.1.6)
4. Number of parking spaces shall be per Table 11-F. Also, one of every eight shall be van accessible.
Please provide dimensions (space 8', 5' aisle) (van - space 8', 8' aisle). (1107.2.2) Space and aisle
shall not slope more than 1:48. (1107.2.4) Provide a sign at the head of the parking space. (1107.3)
Building
5. Provide egress in the same number as required for exits by Chapter 10. When an exit required by
Chapter 10 is not accessible, provide an area of evacuation assistance. (1104.1) This may be a
concern when a second exit is required.
6. Locate area of evacuation assistance. Show/specify two way communication, minimum size (2 - 30"
x 48"), do not encroach on required exit width. Identification. (1104.2)If used.
7. Controls and hardware - Handles, pulls, latches, locks, and other operating devices on doors,
windows, cabinets, plumbing fixtures and storage facilities shall have a lever or other shape which will
permit operation by wrist or arm pressure. (1106.3)
8. Changes in level and thresholds-a change in height greater than '/4" shall be beveled, greater than '/2"
in height shall be provided with a ramp. (1106.4)
9. Ramps- please show/specify maximum slope 1:12, maximum rise without a landing 30", minimum
landing length 60", minimum width 36" (44" exterior). (1106.8)
10. Handrails-required at ramp with slope greater than 1:20. Shall be continuous at ramps. Shall extend
minimum 12" beyond top and bottom of ramp run/stair nosing. (1106.8.5)
11. Doorstgates-please show/specify minimum clear width 32" (1106.10.2), 18" beyond jamb strike side
of door and extend 60" perpendicular to the door; 12" beyond jamb opposite the strike side and
extend 48" perpendicular to the door. (1106.10.3)
Facilities
12. There is inadequate maneuvering space at the corridor to the restrooms. Refer to Section 1106.10.3.
13. An unobstructed floor space shall be provided within bathrooms of sufficient size to inscribe a circle
with a diameter of 60". Doors in any position may encroach into this space not more than 12".
(1106.11.2)
14. Wheelchair accessible toilet stalls-please show/specify minimum 60" width, minimum 59" depth (56"
if wall hung w.c.). Minimum 32" clear entry access to stall, width minimum 48". Toilet stall door
shall not swing into the clear floor space required for any fixture. (1106.11.3)
15. Lavatories and sinks - please show/specify clear floor space (30" x 48"), rim height (34"), knee
clearance(29"), insulate or otherwise cover pipes. (1106.11.7)
16. Mirrors, dispensers etc. - please show/specify bottom edge of mirror to floor (maximum 40"),
dispensers, disposal fixtures, operating controls to floor(maximum 40"). (1106.11.8)

1994 UNIFORM MECHANICAL CODE
1. Provide schedule for mechanical units.
2 Complete mechanical plans should be submitted for review showing the following information:
a. Mechanical equipment schedule identifying the equipment manufacturer's name, model
number, capacity, etc.
b. Duct layout showing size, duct gage (if metal) and register locations.
C. Either the architectural plans should be submitted showing fire-rated corridors, walls,
ceilings and/or floors, or the mechanical plans should show that same information to verify
the appropriate locations of fire dampers. Locate dampers on plans.
3. All mechanical equipment shall be listed and labeled by an approved testing agency. Note on
plans.
4. Fuel-burning condensing appliances should be provided with condensate drains in compliance with
Section 310.
5. Note on drawings, the heating source. If gas, show how combustion heating is provided to units.
6. It should be noted on the plans that each piece of heating, ventilating and air-conditioning
equipment shall be labeled to the space served. Section 304
7. Condensate drain from air-conditioning equipment should be shown to drain to an approved
location. Section 310
8. Size of condensate drain should be indicated on the plans to ensure compliance with the sizing
requirement of Section 310.
9. Overflow drains from air-conditioning units should discharge to conspicuous locations. Section
310
10. It should be noted on the plans that plumbing and flue vents and discharge outlets of exhaust fans
shall be at least 3' above, or 10' away from, all outside air-intake openings into the building.
Section 317.6
11. Fire dampers should be equipped with access doors with a label reading 'FIRE DAMPER".
Section 605.2
1991 UNIFORM PLUMBING CODE
1. Indicate materials for the proposed plumbing systems per Sections 401 and 503.
2. Note on plans: "Plumbing subject to field inspections."
3. Every building shall have an independent connection with a public or private sewer per Section
313.
4. Size of waste drainage piping to be sized per Section 403.
5. Termination of vents per Section 506.
6. Provide combustion air for the water heater per Section 1307. (If gas)
7. Note or otherwise indicate a 2% minimum slope for drainage piping per Section 407.
8. In seismic zone 3, water heaters shall be braced or strapped to resist horizontal displacement due
to earthquake forces per Section 1310.
