Dear Niel,
You requested me to review the plans that were approved for your building on SR3 in Belfair
to determine if allowable soil pressures of 4000 pounds per square foot were really necessary.
Upon review I have made the following findings:
1. The only foundation loads over 2000 pounds per square foot were the columns in the the
center of the building. I recommend that the size of these footings be increased from 3 foot by
3 foot to 4 foot by 4 foot to decrease the foundation loads to less then 2000 pounds per
square foot (1870#/sf). Add 3#4 bars each way in the footing to accomadate the wider
footing.
2. The walls over 4' - 8" in hieght and less then 6'-6" in hieght on the South side of the building
should have a total footing width of 2' - 11" (Use 3'-0" to keep it simple). That is a 1'-9" heel, 8"
stem wall, and 6"" toe. The vertical bars should be#4 bars at 7 inch on center or egivalent.
The horizontal bars should be#4 bars at 9" on center. I have included a copy of the wall
design for your review.
3. All other walls can be build per the plan.
I have reviewed the site and found the compaction and grading of the foundation soils to be
adaquate for the soil loading of 2000 pounds per square foot or less. I do not think any testing
of the soil by a testing laboratory is necessay.
