Box 1533 Tacoma, WA 98401 RE: Hamma Ridge Development Dear Mr. Holcomb: The Mason County Department of Community Development would like to explain P P the situation regarding the road standards for the development of Hamma Ridge Development. This response is in regards to your letter of September 31 in which you were inquiring into the road standards for the Hamma Ridge Development. The original tract of land was segregated in 5+ acre lots in March of 1989 and short platted into smaller lots in late 1989 and early 1990. Then in 1997 the larger short platted lots were further short platted into smaller lots. At the time of the segregation, Mason County did not have a large lot subdivision ordinance, but did adopt one in 1991. The new ordinance does have road standards for surfacing, widths of roads, % slopes of the proposed large lot roads and other information pertinent. At the time of the original segregation Mason County had adopted the 1985 Uniform Fire Code (See Attached) which addressed Fire Apparatus Access Roads. At the time of the first short platting Mason County did not have a road standards for private roads for short plat and still doesn't.' But in lieu of no private road standards Mason County has been using the Uniform Fire Code to address roads for short platting. In regards to your request of any other departments in Mason County which may have jurisdiction, our response would be the Mason County Fire Marshall, whom you have already talked to.
