We also inspected the underfloor space of the condos to evaluate the drainage conditions on July 3rd. (The ventilation provided by the vents removes excessive moisture without endangering the condition of the untreated wood floor construction directly above. ) We performed visual and penetration inspections of the lumber for dry rot and recommend the corrections listed following. The two carport structures have been demolished and are not shown on our enclosed site plan of our detail sheets. Extensive photographs were taken for our file and record. CORRECTIONS REQUIRED: 1- Add Simpson fittings to post bases for bldg. A, carports, and cut off the outriggers which are dry-rotted. QA'1 2- Bldg. 1: Pressure wash 2 X 4 vertical spaced decks and replace damaged S, m-embers. Unit 2- Replace nailer (dry-rot) and replace railings (dry-rot) . j /Underfloor ventilation per the Uniform Building Code must be provided -Afor bldgs. 4 and 8 as shown on our enclosed shts. 4 and 5. In my professional opinion, the accomplishment of the above CORRECTIONS REQUIRED and the previous demolition of the two carport structures should bring the BLUE HERON CONDO STRUCTURES up to a condition of "Structurally Stable".
