Elmer Nordstrom property. Dear Mr. Hobble: A preinspection of the subject property was conducted on Friday, October 1, 1993. The purpose of the pre-inspection was to determine "...feasibility and requirements for demolishing and replacing the existing house...,." Complete replacement of the house is considered new construction and must comply with all current sewage, building, planning and other applicable code. A new home must meet a minimum 5 foot sideyard setback, as measured from the property line to the dripedge of the structure. The existing home is currently setback 17 feet from the ordinary high water mark. This is an acceptable setback for a new home, the minimum is 15 feet. Note that this was measured from the east corner of the home waterward to the OHWM. The OHWM varies along the property. I have staked the minimum shoreyard setback on the remainder of the property with yellow/white ribbon. No structure over 30 inches in height may be waterward of this setback line. Also note that residential development including appurtenant structures over the water are prohibited. The stakes that were placed on site are located as follows: O n e adjacent to a large fir tree @ 15 feet from the OHWM and a 2nd placed 14 feet west of 1 st stake, 15 feet from the OHWM. There is a maximum height limit of 35 feet for a residential structure at this location. There is a minimum setback of 5 feet from all easements and the Hwy 106 right-of-way. It is not uncommon to get a demolition permit in one to two days. Residential building permits take approximately 4-6 however may vary.
