1) This application is subject to Buffer and Landscaping requirements as established under Mason County
Ordinance 1.03.036.X
2) The use, handling and storage of hazardous materials or flammable and combustible liquids in excess of 10
gallons is not allowed without the approval of the Mason County Fire Marshal.

3) Provisions for surface/subsurface drainage control must be implemented with new construction or development
on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater
Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval
will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further
information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the
installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason
County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be
located within 25' of a Mason County road right of way, it is suggested to contact that office to review future
planned work which may affect your project.

` ADDRESSES PROVIDED IN SUCH A POSITION AS TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE

THAT THIS BE COMPLETED PRIOR TO CALLING FOR ANY SITE INSPECTIONS. A REINSPECTION FEE,
BASED ON RATES AS ADOPTED BY THE JURISDICTION AND THE 1997 UNIFORM BUILDING CODE WILL

12) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and
Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for

condition is either the homeowner, agent for the owner or a registered contractor according to WA state law.

RE: Harmony Hill request for determination of applicability of Development
Regulations Nonconforming Buildings and Uses section 1.05.016 - Abandonment;
reconstruction.

Harmony Hill is an existing retreat guest facility which is conforming to its zoning,
which is Rural Tourist.
Background: Harmony Hill had a shop/maintenance facility with a footprint of
approximately 1,100 square feet. The structure was demolished under demolition permit
#BLD2001-00607 (application date 6/27/01.
Harmony Hill proposes to replace the demolished structure with a modular building of
1200 square feet. The proposed use would be as an office, in support of their guest
facility. The replacement will be in the vicinity of the previously demolished building.
There will be some shared footprint, see attached letter.
Discussion: Based on the Order of Invalidity provision for remodel, repair, expansion
etc. of existing buildings, allowing reconstruction would be consistent with other
decisions we have made regarding remodel, expansion and/or reconstruction of existing
buildings.
Conclusion: The proposed reconstruction appears to meet provisions within the section
addressing exceptions to the Order of Invalidity. The proposed use of the building is
consistent with the zoning for the area, since the use will be as an office in support of
their guest facility.

As discussed in our recent Pre-Submission Conference of 13 March,We are requesting approval to utilize the
footprint of a recently demolished structure for a modular office bldg.
In July 2001,under Mason County demolition permit#BLDG-2001-00607,a Shop/Maintenance facility
structure was demolished.This structure is identified on the attached graphic and had a footprint(data
extracted from existing sure y)of approx. 1,100 s£We have also attached a photo of the building as it
was just prior to demolition,with further documentation available upon your request.
It is our intention to locate a modular,commercial grade building in the immediate vicinity of the
indicated footprint to be used as office space.
