X For the gas line placement inspection will be required before back fill is done. Gas line is required to be under test before back fill. 2) A 20 foot wide fire apparatus access road is required to extend within 150 feet of any portion of the exterior walls of the building. An unobstructed vertical clearance of 13 feet, 6 inches is required. Dead-end fire apparatus access roads longer than 150 feet are required to have an approved turnaround. The maximum grade of a fire apparatus access road is 14%. X jr- 3) Where a portion of the facility or building hereafter constructed is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided. X - A fire protection system may be required dependant on the proposed use or future use of individual buildings and their occupancy classification. X Z_ An approved water supply capable of supplying the required fire flow for fire protection shall be provided to premises upon which facilities, buildings or portions of buildings are hereafter constructed or moved into or within the jurisdiction. X Fire apparatus access roads standards chapter 14.17 of the Mason County Building Code shall be adhered to, (see attached). X TC= 4) PURSUANT TO 1997 UNIFORM BUILDING CODE, ALL SITES MUST HAVE APPROVED NUMBERS OR ADDRESSES PROVIDED IN SUCH A POSITION AS TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE STREET OR ROAD FRONTING THE PROPERTY. MASON COUNTY BUILDING DEPARTMENT REQUIRES THAT THIS BE COMPLETED PRIOR TO CALLING FOR ANY SITE INSPECTIONS. A REINSPECTION FEE, BASED ON RATES AS ADOPTED BY THE JURISDICTION AND THE 1997 UNIFORM BUILDING CODE WILL BE ASSESSED IF OWNER/CONTRACTOR FAILS TO POST ADDRESS ON SITE PRIOR TO REQUESTING INSPECTIONS. X 6) The owner/applicant shall provide to Mason County inspection reports prepared by the engineer record, complying with the requirements as noted in Chapter 14.44, section 14.44.220 through 14.44.230. X 7) ALL SURFACE WATER AND POTENTIAL RUNOFF WILL BE CONTROLLED ON SITE AND SHALL NOT ADVERSLY AFFECT ANY ADJACENT PROPERTIES NOR INCREASE THE VELOCITY FLOW ENTERING OR ABUTTING TO ANY STATE OR COUNTY CULVERTING/DITCHING SYSTEM OR ROAD WAYx GRD2005-00009 Please referto the following page(s)for conditions of this permit. 2 of 5 i 8) ALL CLEARING,CUTTING, GRADING, EXCAVATING, TERRACING, FILLING AND SIMILIAR WORK WILL BE REGULATED BY THE ,,REQUIREMENTS PURSUANT TO THE MASON COUNTY GRADING PERMIT STANDARDS ADOPTED BY RESOLUTION 141-96 and MASON COUNTY CODE, TITLE 14, CHAPTER 14.44. X 9) The approval of the utility vaults 3 sided bridge structure is conditional upon the applicant/contractor providing to Mason County Building Department the manufacturer's certification that the structure is designed and constructed for installation at the subject site meet the HS-20 loading or greater requirement. This document must be provided prior to final inspection by Mason County. X � 10) This permit is approved for the clearing/grading activities and also includes the gas piping as indicated on Exhibit 23 and attached to the inspection/permit documents in addition to demolition as noted on plans.. Separate permits are required for the propane tanks, any fence over 6' in height, retaining walls over 4' in height, including those associated with sports courts/tennis courts, must be obtained prior to installation or construction. Retaining walls and fences exempted from Mason County Building Permit requirements will include those constructed in the WSDOT Right of Way. Permits and/or permission must be obtained from WSDOT prior to construction in the Right of way. X�- Pursuant to Mason County Code, Section 14.08.030 (3), permits are required for the construction of pedestrian and small private foot bridges. The plan indicates there are foot bridges for which a separate building permit is required prior to construction. X This approval is not intended to express or imply an other approvals for any other type of development activitites that may appear on the plan sheets or in the permit submittal documents, other than clearing/grading activities, associated stormwater features, demolition indicated and propane line distribution.
