Shelton, WA MCCD - PLANNING Dear Scott, After a lot of thought and meeting with builders Bill & I are submitting this revised lot � g � g p plan as you requested. We believe it shows all the information you wanted, but please let us know right away if there is anything else you need to move ahead. The design of the house is slightly different because we met with contractors on site and they advised us to leave more room between the house and trees to lessen any chance of damage to the root system. In this design,the foundation of the house is further away from the roots. We labeled the areas to be added with alphabet letters to make it easier to see the square footage of each part: A 9.5 x 5.5 = 52.25 Back bedroom(south side of house) B 2 x 5.5 = 11. Indentation at SE corner of house to be filled in C 14 x 17.5 =245. Extension of roof from covered porch, SW side D 5 x 3 = 15. Entrance area Total sq. ft. to be added to house=323.25 E 16 x 24 = 384. Garage to replace carport Total sq. ft. to be added/replaced to house/garage = 707.25 Existing house and carport square footage =2066 10%of = 207 Carport(20 x 22.5)to be destroyed = 450 Carport+ 10%Total sq. footage = 657 it r This design puts the largest part of the house addition outside both the stream buffer and shoreline setbacks. The second story is to be built on the rear portion of the house away from the water and to the SW away from the house next door. The garage is placed at an angle, similar to the existing carport, for the purpose of preserving the view of the water from upslope areas. The trees hide much of the elevated structures which are behind them. The garage is placed on an existing gravel driveway and a gravel strip which was the old Navy highway,the original road around the south shore of Hood Canal before the existing SR 106 was constructed. Because of the road,this strip across the parcel is compacted, flat, and no plants grow in it so nothing would have to be removed for the construction. The design would be easier if the 3 trees near the garage were removed, but we would really like to preserve them. This design would provide enough space for us to live in the house during retirement years which is our goal. Scott,we appreciate your excellent suggestions about the addition and are glad it will be a good design for efficiency of construction and utilities. We're excited about the SW section having good sun exposure for warmth in the winter. We hope you can approve this plan so we can get the permit approved and start construction soon. Total used in this revised plot plan for garage and addition = 634 sq. ft. Note: There is an indented area of 2 feet adjacent to the back porch. Besides affecting the room design,the indentation is not good construction design and we would appreciate being able to make it straight so it follows the line of the side of the house, if the building department will allow it. It would require an additional 14 square feet so the total would be 648 instead of 634 sq. ft. in that case. The total increase in size would be.186 sq. ft. This is minimal and we have tried very hard to use the space efficiently while still respecting good design elements and the site limitations. As I've mentioned in order to avoid a variance the expansion is limited to 10%of the existing footprints of the house and carport. The building permit will have this as a condition.
