This checklist is an important opportunity for identifying early in the permit process whether there will be any environmental regulations affecting the proposed development. If the information is incomplete, then Mason County must disclaim any errors resulting from deficiencies in the original application. Pre-inspection reports remain valid only until development changes occur in the vicinity which affects the lot evaluated in this inspection. Case No.: RLC2000-00013 Parcel No.: 420181400010 Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from steep slopes, streams, wetlands and waterbodies must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Land Use Planner Department of Community Development Comments: A site inspection was performed by Shandra O'Haleck, Mason County Planning staff on 3/24/2000 to determine the extent of the wetlands on site and the regulations concerning them. The property has been used agricultural for grazing of animals and is still considered in use. The NW section of this property contains a Category 3 wetland consisting of skunk cabbage, soft rush, and some open water wetland with cattails and douglas spirea. Ducks 3/24/2000 1 of 2 RLC2000-00013 were observed using this site. Toward the NE portion of this property the wetland changes to a Category 4 wetland dominated by soft rush. An approx. delineation of these wetlands begins at the edge of the skunk cabbage or, in the rush dominated side, at the edge of where the rush dominate more than 50% of the ground cover. Building setbacks for a Category 3 wetland is 65 feet while a Category 4 would be 40 feet. The applicant is interested in growing trees and rhododendrons on site. Planting vegetation within the wetland buffer is aceptable. If the trees are harvested or plantings removed it must be done in a manner that will protect the buffer and allow for vegetation to remain. Additionally, the applicant is interested in restoring and enhancing the wetland on site.
