HomeMy WebLinkAboutPAR Application - 12/4/1998 t MASON COUNTY PRE-SUBMISSION CONFERENCE APPLICATION Mason County uses the pre-submission conference to assist applicants in preparing proposals which are consistent with all Mason County, City of Shelton (when applicable) and PUD concerns and regulations. At the pre-submission conference, representatives of all relevant departments will be in attendance and will be able to inform you of-the-regulations.and standards with which your proposal must comply. This is a general informational meeting for the applicant and does not constitute approval of the proposal. Pre-submission conferences are only held on Wednesdays and are approximately 60 minutes in length. SEVEN COPIES OF A DETAILED SITE PLAN SHALL BE SUBMITTED ONE WEEK PRIOR TO THE CONFERENCE. The site plan must contain all setbacks between proposed and existing structures and the property lines. If applicable, please show all critical areas (shorelines, wetlands, landslide hazard areas.) Alan Tahja requires a stormwater plan. The applicant can contact him at Ext. 461 for assistance with the design. Alan can also be contacted regarding application of the parking ordinance. 2. Carolyn Jensen will require identification of a septic system reserve area. Septic records for the building indicate that the existing system needs to be upgraded to meet current codes. The well will require conversation to a Class A system. 2. Building and Fire issues were numerous. Dave Salzer and Kelly Mayo will do a site inspection on Tuesday, December 15, at 3:30 PM to evalute the building and confirm requirements for a change of use. 3. The applicant stated the he had been using the building as a diner/dance hall since October of this year. He was ad-vLwd to cease use of the b_uiIding until the results of the site inspection have been evaluated. NOTE: This buildingis at least 50 ears old. When a permit was issued in Y 1993 for the construction of a new meeting hall, a reduced setback from the original building was allowed with the understanding by Building Dept. staff that the old building would be demolished. Mr. Post recalled that at least the kitchen portion of the old building would be demolished in order to provide the proper separation between the buildings. None of this information was recorded in any documents in the legal file. Provide 2A-10B:C rated fire extinguishers, with current service tags, at each exit door. 5. A Class I Hood and fixed fire suppression system is required over any cooking surfaces or appliances that produce grease-laden vapors. A separate permit is required for a Class I Hood and fire suppression system. A copy of the proposed floor plan is attached showing the location of required fire protection appliances. Box 186 Shelton,Washington 98584 (361D) 427-9670 Ext. 273 CODE ENFORCEMENT FIRE INSPECTIONS FIRE INVESTIGATION PUBLIC EDUCATION March 29, 1999 Bill Payton 4303 5th Avenue NW Olympia, WA 98502 Mr. Payton: Pursuant to our meeting on March 26, 1999, 1 wanted to confirm the issues that we discussed regarding use of the original Nimrod Club building for a drinking, dancing and dining establishment. The following requirements shall apply before the building can be occupied: 1. A 20 foot separation is required between the old building and the new building. The exterior wall of the old building shall be constructed to one hour fire resistive construction. If the separation between the two buildings is increased to 40 feet, no fire resistive construction is required. 2. All exiting, heating, ventilation, lighting and electrical systems shall meet current codes. 3. The building shall meet current codes for handicapped access. 4. The structural integrity of the building shall be evaluated by a licensed structural engineer and a report shall be provided to the Mason County Building Official for review. Our suggestion is that you contact a licensed architect or structural engineer to assist you in the completion of this project. A building permit is required for any structural modifications, including demolition of any part of the existing structure. An electrical permit is required for any modifications to the electrical system.
