Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Scott Longanecker Land Use Planner Mason County Planning Department 2/5/2004 1 of 2 SP12004-00012 Site Inspection 2/5/2004 Case No.: SP12004-00012 Comments: Pre-inspection for Donald Dumontet: The zoning for the site is Rural Residential 5. Standard building setbacks for this zoning are a 25 foot front yard setback, and 20 foot side and rear yard setback. These setbacks are measured from roof overhangs, or other above grade structures, including heat pumps etc. Other setbacks can apply when critical areas are present such as streams, wetlands, steep slopes etc. The purpose of the pre-inspection was to evaluate possible effects of a proposed boundary line adjustment. Based upon the limited information provided by the applicant the proposed BLA appears to have little or no effect on possible future development of the subject property. There are no steep slopes over 15% on or near the property. Shorelines: Not Applicable Streams and wetlands: There are small, un-categorized drainages and wetlands near and possibly on the property. Based upon DNR stream typing maps and aerial photos, it does not appear that wetlands, streams or drainages and their associated vegetation buffers and setbacks encumber the entire property. There are large areas of cleared upland (based upon aerial photos), that may be suitable for future residential development, although no building site or envelope is proposed at this time. In the future it may be necessary to have a wetland delineation / categorization done if the property is proposed to be developed if grading or clearing would occur within 200-feet of regulated streams or wetlands. Critical Aquifer Recharge Areas (CARA): The area is mapped as a category III CARA. In association with any future development permits for the property a CARA title notification will need to be completed and recorded with the Mason County Auditor.
