Box 1777/71 Sargison Loop, Shelton, WA 98584 4vww.crossroad s-housinQ.net (360) 427-6919 0 Fax (360) 427-3248 Office Space Lease Agreement between Crossroads Housing, Landlord and Veterans' Service Officers, Tenant This lease agreement (between the above two parties) is for the use of office space and facilities located within Crossroads Housing's Belfair location, at 140 NE State Route 300, Belfair, WA 98528. The specific office space for lease via this agreement is Office #10. The term of this lease commences on January 1, 2023 and terminates December 31, 2023; this lease will be available for renewal upon agreement by both parties. I. Purpose and Scope The purpose of this lease is to identify the roles and responsibilities of both parties as they relate to use of the offices at Crossroads Housing's Belfair location. Crossroads Housing intends to provide operational space for multiple agencies that serve people in need of support services, including but not limited to the areas of housing/homelessness, mental health, financial guidance, veterans' affairs, and referrals to other relevant services. To support this intent, and the mutual goal of serving the public, both Landlord and Tenant will work together to ensure that all clients have equal and confidential access to these resources: Non-Discrimination in Client Services. Access to services and resources will be granted on a non-discriminatory basis, regardless of race, color, sex, religion, national origin, creed, marital status, age, Vietnam era or disabled veteran's status, or the presence of any sensory, mental or physical disability, EXCEPT as required by federal and/or state legislation, regulation, or policy to meet needs of specific targeted (or otherwise)population. In the course of the Tenant's use of office space at Crossroads Housing,the Tenant and its agents will keep discreet any information about the identity of clients served at its office, or other offices at the location. No personal information about common clients (served by both the Tenant and other Tenants) will be shared freely without the specific permission/release of information of the client. The Tenant hereby agrees to hold such information in complete confidence, and will not reveal or otherwise communicate this information to anyone without the above permission. The Tenant is responsible for ensuring that its agency's program activities are conducted in compliance with all applicable County, State, and Federal laws, rules and regulations; the Landlord carries no such responsibility as the Tenant and its agents are not employed by the Landlord. II. Party Responsibilities The Landlord will undertake the following activities during the duration of this lease: 1. Assure that building is maintained in a safe operational state, and make necessary repairs in a timely manner; 2. Assure that the utilities are paid and working properly; 3. Take responsibility for the property expenses as agreed with the property owner; 4. Assure that the building is open during regular business hours, with the exclusion of all designated holidays (set by Crossroads Housing), and in the event of inclement weather that Crossroads' management staff determines has resulted in dangerous driving conditions and declares the its own office space to be closed. In the event of the latter, the Tenant need not close its own office space but understands that Crossroads' staff may not be present to open the building or occupy it during that day/time. M.Party B Responsibilities The Tenant will undertake the following activities during the duration of the lease term: 1. Ensure that the monthly rent of Five Hundred Fifty Dollars ($550.00 USD) is paid promptly. Rent is to be paid on or before the 5th of each month for which it is paid(ex: January rent is due by January 5m). Checks and money orders are all acceptable forms of payment; cash is not preferable for security reasons. All checks and money orders should be made out to Crossroads Housing, P. O. Box 1777, Shelton, WA 98584; they may be mailed or delivered in person to either the Belfair or Shelton office. Please allow 7 (seven) business days for checks sent by U.S. Mail, so that they may arrive promptly by the due date; 2. Lease is for use of the designated private office space, as well as use of shared common space (i.e., restrooms, kitchen, and hallways). All common areas must be kept clean and sanitary for use by all providers. Cleanliness of the leased office space is the responsibility of the Tenant; primary responsibility of the common areas is with the Landlord; however, any incidental issues created by the Tenant or Tenant's clientele must be addressed by the Tenant; 3. Follow all federal, state, and county laws and regulations while conducting business at Crossroads Housing; 4. Ensure that its staff will not interfere with the operations of Crossroads Housing, its staff, volunteers, or other providers/tenants; 5. Ensure that Tenant's clients do not wander through the facility unescorted, for the privacy and safety of all clients; 6. Provide its own personal computers, office machines, office supplies, and other materials used in the course of its business. There is Wi-Fi is available for use by the Tenant(not the Tenant's clientele, since this is a private network). IV. Modification and Termination This agreement may be cancelled or terminated without cause by either party by giving thirty (30) calendar days' advance written notice to the other party. Such notification shall state the effective date of termination or cancellation and include any final payments due. Any and all amendments must be made in writing and must be agreed to and executed by the parties before becoming effective. V. Effective Date and Signature This lease shall be effective upon the signature of the Landlord's and the Tenant's authorized officials. It shall be in force from January 1, 2023 through December 31, 2023. The Landlord and the Tenant indicate their agreement with this lease by their signatures below: 00� 3 .
