This decision is based on our finding that:
The hearing was held on Thursday, January 26, 2023.
Tracy Young and Christine Ulrich, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, was present.
The Appellants provided no evidence to support their true and fair value.
The Assessor's Representative testified that the home is a single-family residence. Garage, carport, and
concrete flatwork are assessed at $94,110. Adding in the site improvements of water and septic system, at
$13,500, the total improvement value becomes $107,610, for the 2023 tax year.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $214,310 and improvements at $107,610 for a total of
$321,920 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Thursday, January 26, 2023.
Sheri Saari, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present.
The Appellant testified that the foundation of the home needed major repair and presented an estimate in the
amount of$19,500+ 10% of what that repair would be. With this information in hand, the Board changed
the condition of the home from average to fair/average which resulted in a $10,000 adjustment to the
improvement value.
The Assessor presented five comparable sales as adjusted ranged from $681,349 to $969,354.
Therefore, the Board found clear, cogent, and convincing evidence to overrule the Assessor and sets the
value for the land at $430,525 and improvements at $207,490 for a total of$638,015 for the subject parcel.
