Amending Mason County Development Areas Map - Loudin RezoneORDINANCE NUMBER 31---17 AMENDMENT TO MASON COUNTY DEVELOPMENT AREAS MAP LOUDIN REZONE ORDINANCE Mason County Development Areas Map (rezone) under the authority of RCW 36.70A.80. WHEREAS, the Washington State Growth Management Act (RCW 36.70A.130) requires each county, including Mason County, to take legislative action to review and revise its comprehensive plan and development regulations to ensure that the plan and regulations continue to comply with the requirements of the Act; and WHEREAS, the County needs to address certain requests for comprehensive plan and zoning changes to meet the goals and requirements of Chapter 36 .70A RCW (Growth Management Act); and WHEREAS, Chester and Deborah Loudin, hereinafter referred to as "Applicants", owners of real property in Mason County known as parcels 12317-41-00060 and 12317-41-00050, have requested a zoning change and correction designating their properties as Rural Industrial, the historic use, and correcting action taken on a boundary line adjustment that left two zoning classifications on each parcel, Rural Residential 5 and Rural Industrial; and WHEREAS, on April 18th , 2017, the Mason County Planning Advisory Commission held a public hearings to consider the amendments and passed a motion to recommend approval of said zoning change to correct the error; and WHEREAS, the Commissioners considered the requested zoning change to correct the error at a duly advertised public hearing on Ji,1ne. (e, J,O 11 ; and WHEREAS, the Board of County Commissioners took public testimony from interested parties, considered all the written and oral arguments and testimony, and considered all the comme ~ts presented; and WHEREAS, the Board of County Commissioners also considered the Staff Report and recommendations of the Mason County Planning Advisory Commission; and WHEREAS, the Board of County Commissioners finds that the proposed correction to the Development Areas Map complies with all applicable requirements of the Growth Management Act, the Comprehensive Plan, and the Mason County Code, and that it is in the best public interest; and BE IT HEREBY ORDAINED, the Mason County Board of Commissioners hereby approves and ADOPTS revisions to the Mason County Development Areas Map zoning change and correction for parcels 12317-41-00060 and 12317-41-00050 from two zoning classification, Rural Residential s and Rural Industrial to one classification, Rural Industrial, as submitted by Applicants.
