Chris Vammen, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. While the Appellant concentrated his appeal on documents based on assessments of other properties, he did not provide any sales data of other properties. As is noted on the petition and also presented in the opening remarks of the hearing, assessments of other properties do not prove market value. The Assessor's Representative testified that the replacement cost of the home is $110,553,which had been reduced for wear/tear aging components at 33%, for a depreciated replacement cost of$74,070. The Board found the Appellant did not provide clear, cogent or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $360,465 and improvements at $85,070 for a total of $445,535 for the subject parcel.
