This decision is based on our finding that :
The hearing was held virtually via Zoom on June 16 .

The Appellant was represented by Michael Gedney . The Assessor was represented by IdaMae Jensen .
The Appellant challenged the 2019 assessed value of $ 22, 000 for the land and $439, 520 for the
improvements for a total of $461 , 520 .
The Appellant testified that the value of the improvements on the property should be $ 398 , 000 for a total of
$420,000 . The value of the land was not challenged . The Appellant included a list of properties with side
by side comparisons with similar properties .
The Assessor provided four comparable sales which included two of the comparable sales provided by the
Appellant. The Assessor provided comparable sales that had recently sold in 2017 and 2019 showing the
percent increase within this neighborhood .
The Assessor' s comparable sales as adjusted ranged in value from $437 , 447 - $467 , 084 . The value of the
subject property falls within this range .
The Board determined that the Appellant did not provide clear, cogent or convincing evidence to overrule
the Assessor' s value .
Therefore, the Board sustains the value of the subject property at $461 ,520 with the land at $22 , 000 and the
improvement value at $439 , 520.

This decision is based on out finding that :
The hearing was held virtually via Zoom on June 16 ,
The Appellant, Abraham van der Meij , was present at the hearing . IdaMae Jensen, Assessor' s
Representative was also in attendance at the hearing.
The Appellant testified that he did not believe the value had gone up 10 % since the prior year. He felt that
the valuation was too high and had concerns about the percentage increase .
The Appellant testified that the road to the property was not in good condition although it was maintained
by the property owners . The Appellant also questioned as to whether the valuation was based upon three
bedrooms as his home is only a two -bedrooin home .
The Assessor testified that the value of the home is based upon square footage and not the number of
bedrooms .
The Assessor provided five comparable sales in support of the $435 , 305 for the subject property . The
Assessor noted the assessed value increase for each year : 2015 -2016 = 6 . 5 % ; 2016 -2017 = 8 . 5 %; 2017 -
2018 = 10 . 15% , 201 &2019 = 7 . 36% .
The Assessor provided five comparable sales, with an adjusted value range of $421 , 830 - $484,673 . The
value of the subject property fell within this range .

The Board found the Appellant did not provide clear, cogent or convincing evidence to overrule the
Assessor' s valuation .
Therefore, the Board sustains the value at $ 143 , 395 for the land, $291 , 910 for the improvements, for a total
of $ 435 , 305 for the subject property .

This decision is based on our finding that:
The hearing was held virtually via Zoom on June 16 .
The Appellant, Mike Hargrove, was present virtually and presented to the Board text slides of his home ' s
attributes compared to a neighbor' s home .
The Appellant also testified the neighbor ' s property was not comparable to his home. He testified the
workmanship and construction of his home , built in 2010 , was of a lesser quality . The Appellant also
testified that his home had experienced water leakage in the window well , and that the flooring was
substandard .
The Appellant provided the Board with a video showing the subject property ' s steep and uneven gravel
driveway.
The Assessor testified that the property was inspected on 9/4/2019 . At that time, there was evidence of
inferior quality workmanship and adjustments were made to take into account the quality of the home.
The Assessor also testified that a 10% economic factor had been applied to the improvement value to reflect
recent sales within the subject ' s neighborhood .
The Assessor presented four comparable sales with an adjusted range of value fiom $ 384 , 673 - $447 ,012 ,
The subject property fell at the low end of this range .

The Appellant provided no clear, cogent or convincing evidence to overrule the assessed value .
Therefore the Board sustains the value of the subject property at $ 384 , 850 with the land value at $ 160 ,065
and the improvement value at $224, 785 .
